40 Mathoura Rd, Toorak
Following on from our project for the same client at 82 Mathoura Road, 40 Mathoura Road took a distinctly different approach reflecting a more sensitive location on a smaller block. Reflecting the scale of adjoining Victorian terrace houses, the building consists of only 4 apartments, including full floor residences on the first and second (penthouse) floor.
The first floor apartment is particularly notable, with a large convertible Wintergarden, warmed by an outdoor fireplace and served by a discretely integrated outdoor kitchen with built in refrigeration. This space can be enclosed with electrically operated sliding glass screens to create a protected but sundrenched space in winter, and by opening the internal glazed screens, the area can function as a fully protected extension to the living areas. In Summer and Spring, opening the external screens and closing the internal doors creates a spacious traditional loggia style balcony space, large enough for outdoor entertaining.
The complex features refined detailing with deep skirtings, tall panelled doors and use of stone to bathrooms and kitchen areas. The palette of materials is deliberately made neutral and timeless to facilitate the widest range of décor preferences for future occupants.
