25 TINTERN AVENUE TOORAK
25 Tintern Avenue is a boutique
luxury residential development located in a quiet court close to
Toorak Village in Melbourne’s premier residential
precinct.
The development presents an
intricate but robust design statement. The envelope, defined
by proscriptive local planning controls, resulted in a form with a
strongly defined attic and steeply pitched roofs. The
penthouse levels are located within this roof form, maximizing
available floor area but also creating an opportunity for an
inventive and lively roofscape. The form, carefully
constructed using second hand slate with mitred hips and fine
copper gutters, is set off with robust chimney forms with a 3 slot
design developed from the Arts and Crafts tradition.
This design language is carried
through with consistency through the fine sandstone facades with
carved stone detailing, multipane windows and contrasting roughcast
wall surfaces. Custom designed ironwork including the gates
and balustrades, further enhance the composition. An
interesting planning feature are the split level floor plates,
again optimizing the use of a sloping site. Internally, the
apartments combine the Arts and Crafts design form with a French
influence in the refined articulation of the door panels, and
interlinked skirting, architraves and cornices creating a panelled
effect. The penthouse is particularly striking, with a large
art gallery foyer space and access to an upper level theatre room,
and a roof terrace with plunge pool and outdoor
fireplace.
